  • Original house demolished and gone.
  • Groundbreaking for new home.
  • Digging the trench for the concrete footer and stem wall foundation.
  • Laying the concrete blocks for the stemwall of the foundation.
  • Pouring the concrete into the corner, into all the blocks, and then for the floor.
  • 2 x 6 inch x 10 foot walls going up.
  • Most of the wood frame walls are up at this point.
  • We used LVL beams for long spans because of their exceptional strength and resistance to sagging.
  • The trusses were lifted to the roof by a large crane.
  • The house roof is a premium metal, selected both for durability and visual appeal.
  • The HVAC ductwork is mostly metal, which helps the system work much more efficiently.
  • Installing door lock hardware.
  • Inside framing details.
  • Inside walls ready for painting.
  • Spray foam (Isynene) was used in all exterior walls and under the roof decking to create a sealed "envelope".
  • A custom built fireplace graces the southwest corner.
  • Beautiful French doors separate the guest suite from the rest of the house.
  • A special hanging light selected by the homeowner looks elegant in the foyer of the guest suite.
  • The house is now paint-ready on the outside. The siding material is cementboard (Hardi).
  • The painted house looks like a beautiful Key West home.
  • The home energy efficiency was tested several ways, including this blower door test.
  • Six months after groundbreaking, the new owner (standing in the middle) received her Certificate of Occupancy, from Carly and Ken.
  • Now the house is all done.
